POLICIES AND REGULATIONS
• All units are "NO SMOKING” and “NO PETS” for FAMILIES AND ADULTS 25 and over. Smoking in a
unit will result in the loss of the damage deposit. **These are not party condos. **
• Guests making reservations under false pretenses or causing excessive complaints by building
residents will be asked to depart and forfeit security deposits and rent.
• The security deposit is $250 for a vacation rental (Destin & Snowshoe)and $400 for Gulf Shores home.
There is a $400 deposit for a Month to Month rental (For Destin) and $600 (for Gulf Shores). The
security deposit must be paid with a credit card in order to make a reservation.
• Deposit is fully refundable within 14 days upon inspection after you depart. If the inspection reveals
damage or infraction of our rules the deposit will be forfeited. Damage or cleaning costs above the
deposit amount shall be paid by the guest.
• Cancellation: If you cancel your reservation, you will receive a deposit refund if the cancellation is 60
days before your booking, except for winter monthly rentals. If the cancellation is within 60 days you will
receive a deposit refund only if the week is reserved by another guest. If the cancellation is within 31 days
you will receive only the 50% of the full payment minus credit card fees*. If the week is reserved by
another guest you will receive only your full payment. Winter monthly rentals deposit are only refundable
if cancel prior to 90 days of booking. There is a $30 processing fee for all cancellations minus credit card
fees (*if deposit/balance is paid with credit card). Notice of cancellation MUST BE IN WRITING
• Check-in time is 3:00 pm for Destin Condo and Gulf Shores home, and 5:00 pm for Snowshoe Condos
• Check-out time is 10:00 am for Destin Condo and Gulf Shores home, and 11:00 am for Snowshoe
Condos.
• All properties are equipped and set up as a fully furnished properties that will include bedspreads,
linens, blankets, pillows, towels as well as a fully equipped kitchen. We do not include BEACH or POOL
TOWELLS.
IN CASE OF HURRICANE ...
Prior to arrival: If governmental authorities issue a Tropical Storm Warning along with a Evacuation
Order or a Hurricane Warning for the area with a Evacuation Order, you will receive a refund of your
deposit and prepaid rent minus the credit card fees (if you paid with credit card your rent) and a $30
cancellation and processing fee. If you choose to cancel without the issuance of an official order, your
rent will be forfeited but we will return your deposit.
After arrival: If authorities issue the above-described statement during your occupancy and you choose
to depart, a pro-rated rent refund will be mailed after your departure minus the credit card fees (if you
paid your rent with credit card) and $30 cancellation and processing fee.
